Hull house prices: Britain's best-value city, on the record

People searching “average house price Hull” already sit one click from the answer on our maps — but the number deserves the full story, because no English city gives a buyer more house for the money.

Strip away the asking prices and the portals' optimism and look only at what buyers actually paid, and Hull makes a case no other English city can: the typical recorded sale across the HU postcode area in 2025 was £170,000 — up 2.2% on the year — against a national typical price of £301,858. That is 1.8× less than the country as a whole pays.

Cheap is not the same as falling

Hull's prices have risen 41% over the ten years to 2025 (£120,500 → £170,000). It is a value market, not a declining one — and while London slid from its peak, HU held its ground.
