Privacy & cookies

The short version: HomesIndex has no accounts, and we don't collect, store or sell personal information. Searches run in your browser against public HM Land Registry data. A few third-party services make the site work, and they're all listed below.

What we collect

Nothing personally identifiable. There is no sign-up, no account and no database of users. Your searches are processed in your browser. Settings you change (display options, your chosen AI model, your cookie choice) are kept in your browser's local storage on your own device, and never sent to us.

Cookies

HomesIndex sets no tracking cookies of its own. When adverts are active, a consent message (Google's certified consent tool) asks UK and EU visitors whether advertising cookies may personalise ads; choose "Do not consent" and any ads shown are non-personalised. You can change your choice at any time from this page on the site.

Third-party services

When you use the site, your browser talks to these services, each under its own privacy policy:

• Netlify hosts the site and keeps standard server logs (IP addresses, briefly, for security).
• Supabase stores the price data and property images the site displays.
• CARTO / OpenStreetMap serve the map tiles.
• Postcodes.io and Photon (Komoot) turn place names and postcodes into map locations.
• puter.js powers the AI market reports, through your own free Puter session under Puter's own terms; we never see your Puter account details.
• Property portals: links on sales open rightmove.co.uk, zoopla.co.uk or onthemarket.com, and listing photos shown alongside sales come from portals' public pages.
• Google Fonts serves the typefaces.

Advertising

The site is free and may show adverts to cover its costs. If Google AdSense is active, third-party vendors, including Google, use cookies to serve ads based on your prior visits to this and other websites, and only when you've accepted them in the cookie banner; otherwise ads are shown without personalisation. You can opt out of personalised advertising across the web at Google Ads Settings or aboutads.info. See Google's policy at policies.google.com/technologies/ads.

Your rights

Under UK GDPR you can ask what data a service holds about you and ask for it to be deleted. Since HomesIndex holds none, those requests are best directed at the services above. For anything about this site, contact homesindexhelp@gmail.com.

About the data on the maps

Sold-price records are public data published by HM Land Registry (Price Paid Data, © Crown copyright) and relate to properties, not people. Boundaries © Ordnance Survey and MHCLG. If you believe a record is wrong, corrections happen at the source: HM Land Registry.
