Terms of use

Short version: the site is free, the figures are medians of public records rather than valuations, and you use them as context, not advice.

What HomesIndex is

HomesIndex maps residential sold-price data for England and Wales from HM Land Registry's Price Paid Data (Crown copyright, Open Government Licence v3.0), geocoded to address level using Ordnance Survey Open UPRN and EPC records, with rents from the ONS. It is an independent project, not affiliated with HM Land Registry, Ordnance Survey or any estate agent or portal.

No advice

Nothing on this site is financial, investment or professional advice, and no figure is a valuation of any property. Medians describe groups of past sales; individual homes differ. Mortgage, rent, yield and stamp-duty figures are estimates to help you compare, and should be checked with a professional before any decision.

Accuracy

We publish the record as accurately as we can, and we correct errors when they are pointed out. But the site is provided "as is", registration of sales lags completion by weeks or months, and roughly one in five sales cannot be matched to an exact address. Known limits are documented on the About page.

Your use of the data

Personal, research and journalistic use of figures shown here is welcome with attribution to HomesIndex and HM Land Registry. Bulk scraping of the site or systematic republication of the dataset is not permitted; the underlying open data is available directly from HM Land Registry under the OGL.
